Footnotes:

1 - See How much will a mortgage cost? for an explanation of points and fees.
2 - Green numbers represent interest rate increases
Red numbers represent interest rate decreases
Black numbers indicate that the interest rate is unchanged
3 - ARM stands for adjustable rate mortgage. Hybrid ARM's like the
5/1 are more common. The "5" in 5/1 represents the number of years
the interest rate is fixed, while the "1" lets you know how many
times per year the rate will be adjusted after the initial fixed period.
This combination of a fixed and adjustable rate period is why this type
of mortgage is often referred to as "hybrid."
