      Thanks for posting a question boudestr. Currently, the only way to print out an
      amortization schedule is to switch to the html view option under "View" and then select
      "Open Amortization Schedule in Browser." You can then print using your default
      browser.

    I am checking adjustable rate calculator and I don't have a
    button for adjustment rate on the mortgage calculator.

      Kathy, click the "More Options" button after selecting the "Mortgage" tab. Then look down
      where it says, "Interest/Amortization Options" and next to "interest rate type" select the "Variable" option.

    This is nice but I can't print a schedule.

      Direct printing would involve a major re-write of certain parts of the code, which will be done in the next version. For now, switch to the html view option under "View" and "Open Amortization Schedule in Browser." You can then print from your default browser.
      Sorry, that is the only other option right now.

    I've tried many mortgage calculators and amortization schedules - and your's is the best I've found. Is there any possibility I could get some version that can be exported to a spreadsheet or at least printable. I'm just an individual and would only use for personal use. Thanks

      Thanks Jeff for the kind words and for supporting our advertisers. It will take a bit more research to make a spreadsheet export option, but a printable version is something I can start working on immediately. I will know for sure over the next few weeks if direct printing is possible with the program's current design. Check back over the next couple of weeks for any update to the software.

    This is the best loan calculator tool that I've found to date... I am able to load an interest rate change, and a scheduled premium prepayment, BUT I can NOT do multiple premium prepayments... i.e. model a premium prepayment increase. $500 extra in year one monthly...
    then in year five increase it to $800 extra for the life of the loan. I can't figure out how to model that.

      One way you can come close to the model you described would be to schedule premium prepayment of $500 at the start of the loan like you described. Then in year five add another monthly payment of $300 giving you a total of $800 in extra payments for the life of the loan. One problem though, the extra $300 payment can NOT be made on the same day as the original $500 payment. For example, on June 1, 2010 you schedule a $500 payment and then on June 2, 2015 schedule the addition $300 for a total of $800. When I have some spare time I may modify the program and make it possible to schedule the second payment on the same day. For now, my suggestion should give you a decent estimate.

    I am trying to come up with a variable payment loan - $125,000 @ 6% with various payments of different amounts until such time as the loan is paid off ---HELP

      Sorry Alberta, at this time there is no way to create that type of amortization schedule. With that type of schedule it would be necessary to manually enter each payment for each month until the loan is paid off. I didn't think anyone would be willing to do such a thing :-) This program was designed to give potential home buyers a rough estimate of how much they would most likely have to pay each month to pay off a particular loan.

    I love your program. Only problem I'm having is printing out the amortizaton schedule.

      The program at this time does not support printing. However, you can go to the menu at the top of the program and select "View" and choose the option "Open Amortization Schedule in Browser," which will allow you to print by opening each amortization schedule in your default browser.

      Sorry Carolyn about the very late reply -- hasn’t been much activity on this board lately.

      The payment due date or "First payment date" is automatically calculated based on the "Payment frequency" selected by the user. You can, however, indirectly change the payment due date by modifying the "Starting date."

    First let me tell you thank you this program is an amazing tool.

    I am refiancing a loan and I just got the proposed amortization table and it does not match yours. I figured out why but am still having trouble getting the numbers right. The loan is 2,000,000.00 for 20 years(240 payments) at 5.76%. The banks payments are about $100.00 more at 14,147.22. They call their method 365/360 actual -- I don't know what this means but it feels deceptive. With this payment I think the actual interest is 5.84226%. I got this by raising the interest in your calculator until the numbers matched.
